Purchase and Sale of Property

What you need to bring:

The process of the purchase and sale of a property can be self-explanatory, it is the purchase, sale, and transfer of ownership of a property from one party to another. Once your real estate transaction is firm and there are no longer any contingencies, we receive the contract of purchase and sale from either your realtor or yourself. Our team will gather the necessary documentation required to complete your transaction.  Upon completing and notarizing of all required documents, the transfer of title and exchange of funds will occur including the receipt of keys through your realtor.  Our role is to prepare and accurately process all relevant legal paperwork and verifying that all funds are dispersed to the appropriate party/parties.  

Mortgage Refinancing​

What you need to bring:

Mortgage refinancing is the replacement of an existing debt obligation, the original mortgage or line of credit, with another debt obligation, a new mortgage or line of credit, under different terms. Typically, the instructions for a mortgage or line of credit are sent to us from your bank, credit union, or mortgage broker. Upon receiving your mortgage or line of credit documentation, our team will gather the necessary documentation required to complete your transaction.  You should book your appointment as soon as possible. At the time of the registration of the mortgage in the Land Title Office and upon receiving the mortgage funds from the lender, our team will oversee the payout of any existing charges to the first mortgage or line of credit and the release of any additional funds to you by way of check.

Title Transfers

What it is:

What you need to bring:

A deed, a legal instrument used in the transfer title and ownership of property, is used for real estate in Florida, you sign a deed when conveying or transferring the property to the new owner. Upon completing and notarizing of all required documents, the transfer of title will occur. If this is a family transfer, it may be eligible for certain exemptions from the property transfer tax . If your transaction qualifies for an exemption, we will oversee that the exemptions get filed appropriately prior to your appointment.
